Sense, think, act: how good buildings make decisions

Strip away the panels, protocols and product names, and every building management system is doing one thing on repeat: measuring the world, deciding what to do about it, and doing it. Sense, think, act. It's the loop on our badge because it's the loop in every strategy we write — and because each stage has a standard it either meets or doesn't.

Sense — measurement you can trust

Good decisions start with honest inputs, and dishonest inputs are everywhere: the space sensor mounted in sunlight, the duct probe reading after the heater battery instead of before, the CO₂ sensor that hasn't seen calibration since installation. Sensing well means placing instruments where they measure what you actually care about, ranging them sensibly, and checking them on a schedule. A control system fed bad measurements isn't wrong occasionally — it's confidently wrong all day.

Think — logic written for this building

The thinking layer is where engineering shows. Setpoints with sensible deadbands, so plant isn't chattering on and off around a knife-edge. Interlocks that stop systems fighting — the classic being heating and cooling wrestling over the same zone, each burning energy to cancel the other. Sequences that a stranger could follow, because they're written down in a description of operation rather than existing only as folklore. The test of good logic isn't cleverness; it's that the next engineer to open it understands it in minutes.

Act — no more movement than needed

Acting well is a matter of proportion. Valves sized with real authority so small corrections have small effects. Fans and pumps on variable speed drives, trimming to demand rather than running flat out against dampers. Plant staged so one boiler works efficiently before a second wakes up. The goal is comfort achieved with the minimum physical effort — because in a building, effort is energy, and energy is money and carbon.

Then optimise — because a loop that never learns is just a circle.

Closing the loop

The fourth step is the one that separates a working system from a good one: looking back. Trends reviewed, energy checked against expectation, strategies tuned as the building's use changes. Buildings aren't static — tenants move, weather shifts, plant ages — and a strategy tuned once and abandoned decays like anything else. Run the loop, then run it on the loop itself. That's the whole philosophy, and it fits on a badge.
